Start with one written scope
Give every bidder the same description, photos, material preferences and constraints. If the proposals solve different problems, the totals will not tell you which one is the better fit.
Separate price from assumptions
Look for labor, materials, allowances, permits, disposal and restoration. An allowance is a placeholder for a selection or condition; ask what happens if the final cost is higher.
Compare the details that affect your home
Ask about protection of occupied areas, access, work hours, cleanup and the person responsible for the project. Confirm which tasks are excluded and which are handled by subcontractors.
Put changes in writing
Agree on a written change-order process before work starts. Record the extra scope, price and schedule impact before you authorize the change. Keep copies of estimates, contracts, invoices and correspondence.
