1–2: What are we replacing, and why?
Ask what evidence supports replacement and whether repair is a reasonable alternative. Then ask exactly which materials will be replaced, including flashing, underlayment and ventilation components.
3–4: What could change the price or schedule?
Ask how damaged decking is priced and documented. Discuss weather interruptions and how the contractor will keep the home protected during the work.
5–6: Who is responsible on site and afterward?
Identify the supervisor, who protects the property, and who checks cleanup. Ask for the workmanship warranty in writing, separate from the material warranty.
7: What should I keep?
Keep the signed scope, change orders, photos, final invoice and warranty paperwork. Confirm who registers any manufacturer warranty and how you will request service.
